When is the right time to sell?
When most people set out on the home selling process, selling, what in many cases is the most valuable asset they own, the family home, it’s not really surprising that presentation plays a vital role in achieving the best possible price.
Ultimately buying a home is an emotional process and the “feeling” of a home often plays more of a role than the choosing the right asking price.
The first impression that your home gives when a potential buyer walks in the door will create a permanent opinion in that buyers mind and will guide the feeling they have on the home, so in order to get the best possible price for your property, you want the buyers to fall in love with the property. If you property has a loved look and warm feeling, it will appeal to more buyers and this will increase your chances of a quicker sale and ultimately drive the best possible price.

Nonetheless do not allow your fears around the state of the market to affect your plans. Often people will think that they will put their plans on hold hoping that the market will get better and that will get them a better price but when you are selling and buying in the same market, the state of the market make little or no difference. If you selling for less in today’s market, there is a good chance you will also be able to buy for less. If you wait for the market to improve before you selling so you get more, you will end up paying more when you buy.
